Mr. R.K Gupta did his B.Com from Delhi University and completed his LLB from the Law Faculty in Delhi. He was a practising lawyer for decade and a half providing Income Tax/Sales Tax advisory services to several high profile national and international individuals/organisation. He branched off into the real estate business in 1990’s and was able to create a niche for himself as a first generation entrepreneur in the real estate market. With his hard work and high moral values he has been able to create a very fair and flexible real estate construction firm which values its clients the most.
Mr. Tushar Gupta has done B.Tech in Mechanical Engineering from IIT Delhi and has done his M.B.A with a specialisation in Finance from the Indian School of Business (ISB), Hyderabad. While in ISB he was awarded with a scholarship to the London Business School (LBS). Post the LBS stint he joined the investment banking division of Deutsche Bank as a derivatives trader. He left Deutsche Bank in 2009 as Vice President to join R.K Gupta and Sons. He is now involved with the running of the company along with Mr. R.K Gupta.

Floor Area Ratio (FAR) calculation for plot in Delhi As per local Building Bye Laws
Step 1: Check the Floor area ratio (FAR) for your plot in Delhi from the table below. If you have the plot size in sq. yards then make sure to convert it to sq. m by multiplying it by 0.83. The table shown below is only applicable for plots in Delhi.
Step 2: To take an example, say, your plot size is 300 sq. yards. Convert 300 sq. yards to sq. meters by multiplying it by 0.83. After conversion 300 sq. yards comes out to be 250 sq. meters.
For a 250 sq. meters plot in Delhi the FAR = 300 (as checked from the table).
FAR = (Total area of all floors * 100)/ Plot Area
Therefore, Total area of all floors = (FAR*Plot Area)/100
Total area of all floors for 300 sq. yards = (300*300*9)/100 = 8100 sq. ft.
(Factor of 9 has been used to convert plot size from sq. yards to sq. ft.)
Step 3: If you are planning to consume the full FAR of your plot in Delhi then according to the Delhi Bye Laws you can only build 4 floors. Therefore the per floor coverage area comes out to be 8100/4 = 2025 sq. ft.
Note: Balconies, Stilt Parking, Basement, Lift Shaft & Mumty are excluded from Floor area ratio (FAR) calculations. This list is not exhaustive and certain areas may get added during finalisation of drawings
Practical application of FAR
The most practical way of defining the concept of Floor Area Ratio (FAR) is through an example. FAR of 100 means that as a homeowner you can build a one story building on your plot or a two story building on half your plot. FAR of 200 means that you can build a two story building on your plot or a four story building over half of your plot, and so on.
To continue from our previous example, if you have a 300 sq. yard (250 sq. m) plot in Delhi then the FAR (as checked from the table) comes out to be 300. That means that you can build 3 floors with 100% of the area, i.e. 2691 sq. ft (250 sq. m) or 4 floors with ¾ (75%) of the area, i.e. approx 2025 sq. ft. (187.5 sq. m).
